There are a few different avenues for starting an investment project. However, they all have the same beginning and end point.
Phase 1: Property Identification and selection First, it’s about locating the perfect property. “Does this have potential to turn a profit?” In this phase, RDD will rely on its strategic alliance with 3rd party real estate agents to find an attractive property and land it at a great price. Then it will rely on its in-house team of designers and engineers to analyze the potentials of that property, the renovation/construction costs and estimates, feasibility and potential profit.
Phase 2: Property or land purchase In this phase, RDD will rely on the professional support of its corporate attorney and real estate agent to close the deal. This phase also includes, in the event of an investor on board, the creation of the LLC that will own the property, as described earlier.
Phase 3: Construction / Renovation RDD will rely on the in-house project managers to manage the construction (or renovation) process, starting by coordinating with external designers and engineers to finalizing designs and permits. Other important areas will be addressed, such as estimation, procurement, hiring contractors and subcontractors, and managing the construction in a way that keeps the project on time, within the budget and in line with the specifications and the desired quality.
Phase 4: Listing and selling This is the “closing” phase. RDD will once again go to the 3rd party real estate agents to list the property, and then sell it at minimum cost and maximum price in the shortest amount of time.
